Booking confirmation
The booking is not confirmed until you receive our invoice and we have received your payment.
How to book
In order to accept your booking, the client must read these conditions. All payments must be in Euros.

Payments
When making a booking we require a correctly completed booking form with all customer details, as well as acceptance of our terms and conditions, and payment of the full amount.
The balance of your account must be paid no later than eight weeks before the arrival date. If payment is not received by the due date, we may consider your booking cancelled, and we will hold you liable for the cancellation charges detailed below.
Last minute bookings – In special circumstances, when last minute bookings are taken within 8 weeks prior to arrival, the full amount of the total invoice must be paid on the day of booking.
Payments will be made by bank transfer. We will give you the account number once the booking is registered in our system. Please remember to send the proof of the transfer by email so that we can confirm it.
If you cancel your booking
We can only accept a cancellation from the person who signed the booking form, and this has to be in writing or via our website. Cancellation before the eight week period will only incur a 15% charge, and the remainder of your money, if any, will be refunded. Please note that cancellations made after the eight week period will be subject to the following fees:
- Over 56 days:15% charge
- Between 56 – 42 days:30% charge
- Between 41 – 28 days:40% charge
- Between 27 – 21 days:50% charge
- Between 20 – 14 days:75% charge
- Between 13 – 0 days:100% charge
Modifications made by the customer
We will always do our best to assist you with any necessary changes to plans. However, any alterations after your booking has been confirmed will incur an administration charge of €25.00.
Modifications made by RMS
In the unlikely event that RMS has to alter your holiday due to circumstances beyond our control, we reserve the right to do so. We recognise that our reputation depends on our commitment and ability, providing smooth running and problem solving in all aspects of your holiday and every effort will be made to keep any resulting disruption to an absolute minimum. If the property you have rented is withdrawn from our programme for any reason, we will offer you an alternative property with a refund of the difference in rent if applicable. If we are unable to offer an alternative property you will be refunded the cost of the rental. We will not be liable for the costs of flights and car hire that may have been booked in conjunction with the booking.
Security deposit
Due to the quality of our flats and villas, and in accordance with our contracts with the owners, a refundable inventory deposit of € 300 / € 150 or € 75 (depending on the property) will be required. It is payable at the time your holiday balance is paid. It is intended to cover possible breakages or damage to the property. In the event that the deposit is insufficient to cover such charges, you will be required to pay the difference immediately upon our notification. Deposits will be refunded within 21 days after your departure date, notifying you of any possible deductions prior to return.
If any of the terms and conditions are breached then we have the right to retain the full security deposit.
Occupancy
Your accommodation will be available from 17:00 on the day of arrival and must be vacated by 10:00 AM on the day of departure. RMS staff need this time to properly prepare the accommodation for incoming guests. However, if circumstances permit these times may vary, but this must be arranged in advance.
Please note that all arrivals up to the designated meeting point after 21:00 are subject to a charge of 10 € and a charge of 15 € for arrivals after 23:00.
The number of occupants must not exceed the maximum capacity of the accommodation indicated on the RMS website, unless previously authorised. If this is not respected, RMS reserves the right to terminate the booking. Please ensure that at the end of your stay the accommodation is clean and tidy and all personal belongings, food, groceries, waste, rubbish and rubbish are collected or disposed of.
Cleaning and laundry
For all stays of 10 days or more, one change of bed linen and towels per person is left at each property for the tenants to change themselves in the middle of their stay.
A mid-stay cleaning and linen change can be requested at an additional cost. This must be confirmed at the time of booking.
Service and price guarantee
As part of our commitment to quality customer service, we guarantee that there will be no overcharging for any of our accommodation. You will always pay what has been confirmed to you in writing, even if the charges had to be increased after your time of booking and prior to your arrival. This includes all taxes, which may be required by local authorities. However, we reserve the right to change our prices at any time without prior notice, therefore it is advisable to book well in advance in order to secure the best possible deal.
Maintenance or outages
Swimming pools and gardens are regularly maintained. Routine maintenance and repairs have to be carried out from time to time. Occasionally nearby building work may pose a problem, however we only offer guarantees at the time of booking and cannot accept responsibility if such activities commence without prior notice. In the event that public supplies such as water and electricity fail, intermittently or otherwise, or mechanical equipment fails, we cannot accept any liability, but will do our best to resolve any problems as quickly as possible.
Resort development
Occasionally it is necessary to carry out extension and renovation work on the complexes. Local authorities may grant permission to build / alter properties and roads without prior notice. Unfortunately, these actions are beyond our control. However, if we are aware of the situation and consider that it will significantly affect your holiday, we will advise you where possible.
Responsibility of the company
RMS shall not be liable for any, injury, accident, fire, breakage, death or any other damage from any cause whatsoever, unless it can be proved to be due to the negligence of RMS.
RMS cannot be held responsible for any interruption of utilities such as water and electricity.
RMS is not responsible for the condition of the road leading to the rental property.
Parents are responsible for the safety of their children during their stay at all properties managed by RMS. RMS cannot accept any liability for parental negligence.
Our maximum liability for any claim will be limited to the cost of your holiday.
Complaints & claims
All complaints must be reported immediately to RMS and will be rectified where possible. If the complaint cannot be resolved during your stay it must be put in writing within 14 days of your return from your holiday. We will then make every effort to resolve the matter.
Insurance
RMS advises that all clients obtain adequate travel insurance and that EU citizens bring with them the EHIC (European Health Insurance Card) which entitles them to free use of health care in Spain through the National Health Service.
Noise
RMS cannot be held responsible for any noise or disturbances that may arise outside the property boundary. We will of course inform guests of any annoying noise or disturbance adjacent to their property, which has been made known, and which is likely to occur at the time of their stay.
Pets
They are allowed in some properties. Please call us before booking.
Keys
On the day of your arrival, you will be met by a member of the RMS management team, shown to your accommodation and the keys will be under your control. Guests are responsible for the keys to the property. If keys are lost there will be a replacement charge of €100. There will be a €25 call out fee charged to guests who are locked out.
Laws & jurisdiction
By booking a holiday with RMS you agree to these terms and conditions of contract and all matters arising from them and are subject to Spanish law and the jurisdiction of the courts of Almeria.
